Good luck for the move Tom,
You'll have loads of work to do before any railway and garage plans get any attention.
Is this planned to be the 'forever' retirement address ?

It's invaluable when vendor and buyer are on the same page. ... if all goes well my railway room is a Sectional Garage. 16' x 8'2" (probably outside dimensions)

Garage will be sealed and lined, the up over door replaced, and the roof may be Asbestos!!. I have already made plans for all eventualities.

I have not seen inside yet!
Regarding such 'sectional construction' garages, have you prior experience? Mine is limited to just two, neither mine, but I learned a lot:
Inspect ASAP for base construction integrity and adequate drainage so that water will not run downhill onto the interior floor, no evidence of corrosion in the reinforcement of the concrete sectional pieces, or such as steel roof trusses and joint plate; floor level, sides all square.

It's a good size for a layout, and your pics show space to extend, easily and cheaply possible with this construction. And also it is possible to insulate the exterior with insulating cladding, and a weather proof sheet cladding over this, with a new roof covering. Only mention this in case you could use a space both larger and thermally more comfortable...

Sorry I have been busy......

We got the keys 7th May and moved in on the 1st June.

Working hard and Garage is a dumping ground..BUT one day!!

I have been playing around with Anyrail and although I am a while off making the Garage into a railway room planning is progressing in my mind.

looks nice, would you be taking that hidden rear track and looping it around to the other side? thinking even have is split off stage to two tracks that run around with the odd crossover and you get a chunk of storage space in not much depth

I changed things a bit and flipped it over so I have an off route to a marshalling yard. The green section is under the board with a 2% slope up to the top of base board.
RH Side is sidings and RH Side are platform and loading areas.
Can anyone see any obvious errors?

I think it works, you have a large enough run round in the middle to get access to the sidings both ends. could, perhaps, be worth a second siding on the left as an arrival/departure road - somewhere a rake can be marshalled to be ready to depart, inbound rake arrives, shunter steals the wagons, loco has a second rake ready to couple to and depart

I'm saying the bit in the middle is easily long enough which is good, but also you could have another arrival/departure road top left so a train arriving can run into either of two roads, so one can be waiting to leave as it arrives

exactly like that, can have one as arrival & one departure or both as duel purpose

not sure if you have but one siding as a shunter stabling/fuelling road works, or a small stage on the run around?

its actually a design I really like, would work well as a "works" trackplan too
