I like the plan Emmettman. Out of interest, is Emmett the fictional train type thing similar to what Smallbrook Studio make in kit form?
I have a plan similar to the one you have. Didn't consider using such tight curves in 00 gauge. My plan would have needed a large board, but if I tighten the shunting curves the Sky's the limit... Well. Not quite sky....:D

Fictional train? There were real ones!

By Rowland Emett, after his own railway cartoons, for the Festival of Britain. 15" gauge.
My name here points to my admiration for him,
I made models of Emett trains and had an exhibition layout that travelled for 15 years before retiring.

This was well before the Smallbrook designs, which are impressive.
(But I reckon the chimney is overdone on Nellie)

10" radius is a quirky favourite of mine for displays etc. Fleischmann 6020. No longer made, but findable. Still on the Anyrail database.
Have a look at the thread "He's cracked.."

Take a look at the PDF map on the link above.

Here is a picture of a building on the site before it was later demolished. I've had permission to use the photo by the author of the book that the photo came from. There are also other nice photos in the book.
(For those interested in the book it is called "S.O.S. The Save Our Sands Crusade" by J.R.Ladd).
